Dear Resident:

Welcome to your new home. These community guidelines have been written for your convenience and benefit. They have been designed to allow you to enjoy the manufactured housing life-style in your community. Their purpose is to provide the necessary guidelines which are so important in any community living environment.

Understanding these rules and their effect on all of us is a major prerequisite for living in our community. Please read them carefully and ask your resident manager any specific questions about their meaning. There is a reason for each of the guidelines and we would be happy to clarify any of these for you.

These guidelines are only a small part of the lifestyle in the Centennial Manufactured Home Park Community. They set the tone of mutual respect and understanding of others, which makes our community a good place to live. Our facilities, location, and professional management provide a sound basis for happy living, but people like you and your neighbors make it a home. We want you to enjoy living in Centennial Manufactured Home Park Community.

  1. Community Guidelines

    1. Management has the right to approve or reject applications for residency in their respective manufactured home parks.
    2. Management has the right to approve or reject a manufactured home if appearance does not meet standards. Minimum size manufactured homes will be 14' wide by 70' long. Exceptions to the size can be made upon approval of management.
    3. Homes must be placed on each lot in a uniform manner. Positioning of your home on a homesite must be approved by the manager. Upon arrival, the park manager will instruct the driver as to the proper position for placement.
    4. Manufactured homes shall be attractivfely maintained by the resident and comply with all applicable laws, ordinances and regulations of the state. Skirting must be of a commercial grade noncombustible material, such as vinyl or Aluminum. All decks and porches must be skirted. Lattice may be used as an alternative. Rock, brick or particle board, fiberglass, or unpainted sheet metal is not permitted. All homes shall be anchored in accordance with the code of the state and/or county laws. Hitches must be moved when possibel; if not removed, they should be attractively screened.
    5. Steps must be either solid precast concrete, wood or metal construction.
    6. Any additions, such as awnings, decks, porches, storage buildings, carports, or fencing must have written approval by the manager before building permits are obtained.
    7. Skirting to be installed within days of moving a home into the park and all hitches to be removed within same time frame. A $25.00 per month charge will be imposed if skirting is not in place or hitch is not removed within 30 days.
    8. All homes shall be winterized by October 1st of each year. Freeze-ups shall be the responsibility of the tenant.
    9. In the interestof beutifying the community, residents are encouraged to add additional shrubs and plants. However, planting of additinoal greenery should be approved by management due to the fact that all utilities are underground and digging could result in serious problems or injury to the resident.
    10. Window type heating and air conditioning units are allowed but must be installed attractively and so as not to pose a saftey hazard.
    11. TV antennas will only be allowed with the written approval of management. CB or ham radio type antennas and satellite dishes larger than eighteen (18) inches are prohibited.
    12. No Tire Sandboxes
    13. Basketball hoops are allowed in driveways but must be kept a minimum of ten (10) feet away from any thru street. Portable basketball hoops are not allowed on any thru street.
    14. No trampolines are allowed in the community. Management specifically disclaims any damages caused by trampolines in the park.
    15. Swimming pools ar NOT allowed - those that have pools already must have them registered at the office by Aug. 1, 2009 or they will be considered a breech of the rules and asked to be removed. Hot tubs are allowed but must be kept locked and covered when not in use.
    16. Wind generation devices of any sort shall not be allowed unless written permission is granted by the management.
  2. Rental Collections

    1. Rent is due and payable in advance on the first day of each calendar month. Rent will be considered delinquent if not received by 7 PM of the 1st. There will be a $20.00 late fee for delinquent rent which will be assessed on the 3rd of the month. Checks returned by the bank for any reason will incur an additional $25.00 charge.
    2. All service expenses and charges incurred by the resident are included in the trem of rent and shall be deemed additional rent and will be added to the monthly rent bill. All rents must be paid with check or money order. NO CASH payments will be accepted.
    3. No refunds will be made for a partial month occupancy. However, if proper notification is given (30 days written notice) lot rent will be prorated through the date of your departure minus any applicable charges.
    4. The resident shall provide the necessary connections to his/her home for the water, sewer, electricity or gas provided on each lot. The resident shall be responsible for all permits, deposits, and charges regarding such utilities including telephone, cable television and other facilities. The community supplies adequate electrical power at the utility box for electrical services for each unit. Should your home require an increased electrical current, you will be responsible for any additional circuit breakers or wiring to the electrical pedestal as well as wiring from the pedestal to the home.
    5. A security deposit of $200.00 will be required prior to acceptance into the park. This deposit will be returned upon move out if all rental amounts have been paid, if the home and/or lot has been left in a satisfactory condition as far as cleanliness, and all terms of the rental lease have been fulfilled.
    6. Any attorney's fees and court costs will be added to rental account at time of eviction.
  3. Guidelines Concerning Conduct

    1. Any advertising giving the park as an address must be cleared with the management.
    2. The hours betwen 10 PM and 8 AM are considered quiet hours. Residents are expected to maintain reasonable levles of volume at all times.
    3. Boisterous parties and persons causing a disturbance are prohibited in the park. Trespassing through another manufactured home lot of property is prohibited.
    4. Soliciting or peddling will be allowed in the park with written permission. No private business is permitted in the park by residents.
  4. Pets

    1. All pets must be approved by management before brought into Centennial Manufactured Home Park and limited to 2 dogs per household. Any dog not pre-approved will require to be be removed from the park within 24 hours. The park reserves the right to deny any breed they deem dangerous.
    2. Management has the right to approve or disapprove a pet.
    3. No dog houses are allowed
    4. Owners of pets must stop at office and fill out an animal control agreement.
    5. Pets must have shots.
    6. All pets must be leashed or contained in the resident's yard at all times as not to create a nuisance to other residents. Must have adult supervision at all times.
    7. Residents found in violation of the pet rules will be issued warning; on the third warning, the owner will be asked to remove the pet from the premises. If a dog bites another person or attacks another animal and there is a police report, the owner will be immediately asked to remove the animal from the park. The three (3) warning rule will not apply to this type of situation.
    8. All pet owners must carry adequate liability insurance for their pets. Centennial Manufactured Home Park is not responsible for any injury or damage caused by a resident's pet. All pet owners shall assume total liability for any damages caused by a their pets. By the resident's signature upon this rental agreement, a pet owner agrees to indmnify and hold management harmless from any liability for damages therefrom.
    9. A $15.00 assessment fee will be charge to pet owners upon second and subsequent notification of pet complaints.
  5. Vehicles

    1. Residents shall not have more than two vehicles parked in their driveway. Vehicles parked on the lawns, or parked on roadways in such a manner to create a hazard or hardship to neighbors, vehicles will be towed away at owner's expense.
    2. No double parking. Double parked vehicles will be towed at owner's expense with no advance warning. Vehicles must be parked with the flow of traffic. No wrong way parking. Additional vehicles may be parked along roadway but must be removed for street maintenance and snow removal. Fire ordinances require streets to be kept cleared for emergency vehicles. Boats, campers, etc. must be parked in driveways. No street parking for anything other than cars.
    3. The speed limit in the community is 15 miles per hour. This must be observed at all times. Please caution your guests that the speed limit must be observed. It is everyone's responsibility to drive safely. Please watch out for young children.
    4. Minibikes and motor scooters are NOT permitted in the community.
    5. No commercial vehicles over one (1) tone will be allowed except for delivery, maintenance and emergency vehicles.
    6. All vehicles must have current license and/or inspection permits and be in running condition. Inoperative vehicles shall not be allowed in the park. Any such inoperative vehicle may be removed by management at the expense of the owner after given a 48 hour notice. No major repairs to the vehicles are allowed in the park.
    7. No boat, trailer, or recreational vehicles can be stored on the resident lawn.
  6. General

    1. These guidelines are prepared for the benefit of all residents. Management reserves the right to change or amend the rules upon a 30 day written notice.
    2. The mangagement reserves the right of access onto all lots at all reasonable times for the purpose of maintaining and repairing of said lot. If possible, every effort will be made by management to notify owner as to the time and reason for such access.
    3. Any storage of coal, wood and other types of fuels is allowed in the park. All materials must be stored at least six (6) feet from the home and one (1) foot above the ground to comply with health and safety rulings. Wood shaill be stacked neatly and out of sight from the road.
    4. Residents desiring to sell their home themselves or to have an in-park sales operation sell their home, are permitted to display 'for sale' signs no larger than 10" by 15". No signs advertising the home for sale or rent shall be placed in the yard without permission.
    5. All homes must be owner occupied. No rental units are allowed.
    6. Residents must maintain the yard and landscaping around their lot in a manner in keeping with the community guidelins of attractiveness. Trees, bushes and shrubs are to be maintained by resident. Unless diseased, removal and trimming of branches is resident's responsibility. Should the resident fail to properly maintain thise area, management will notify the resident and then perform the service at a charge of $50.00 for the first hour and $20.00 per hour thereafter. There will be a minimum charge of $50.00 for each time management must mow the lawn. This will be added to the rent payment as additional rental and be due nd payable on the first day of the following month. Repeated failure by the resident to maintain his space will be caus for termination of occupancy.
    7. Each manufactured home lot must be kept neat and clean. Only patio furniture is allowed outside the home.
    8. Trash Guidelines

      1. Trash must be kept in a closed container, preferably also in plastic bags. Trash is collected on a regular basis and on collection day must be placed where directed by the collection firm. Building materials, tree trunks, and lumber accumulated on the lot will be the resident's responsibility to move.
      2. It is the resident's responsibility to arragne for removing old furniture, boxes or large items which are of a size not to be collected by the local trash or garbage collection firm. Dumping will not be allowed within the park.

    9. The use of firearms, BB guns, knives or other potentially dangerous devices will be enforced as per city codes.
    10. Management reserves the right to restrict the number of visitors at any one time to a reasonable number.
    11. It is the responsibility of each resident to control his visitors and insure they abide by all park guidelines.
    12. Management is not responsible for damage, injury or loss by accident, theft, fire, an Act of God or any other cause whatsoever to either the property or persons of any resident or guest.
    13. Residents must notify the manager of their intent to sell their home. New potential owners of your home must be pre-approved if the home is to remain in the community. The management reserves the right to require upgrading of the home or homesite to meet the current standards for the community.
    14. Lawn watering must be kept to a maximum of three times a week with a maximum of two hours each time.
    15. Residents are allowed to wash their vehicles up to one (1) time per week.
    16. NO FIREWORKS IN THE PARK. Due to damages and dangers caused in the past by fireworks, we will no longer allow them in th epark. You will have to leave the park and shoot them elsewhere.
    17. All gardens must be preapproved and no larger than 10x20 feet.
  7. Enforcement of Guidelines

    1. A major prerequisite for residency in this community is that the prospective resident inform himself/herslf of each rule. A principal purpose for Interviewing a prospective resident is to determine whether he or she has thouroughly familiarized himself/herself with the park guidelines.
    2. Genrally, your neighbors will appreciate you bringing to their attention any violation of park guidelines rarther than first reporting such violations to the resident manager.
    3. Enforcement of the rules is a major part of the resident manager's duties and obligations to all of the park's residents, ignorance of the rules cannot be accepted as an excuse of violation. Each resident is entitled to two warnings from the resident manager for an infraction of any guidelines. The first warning may be made by means of a telephone call or a form letter to the resident indicating which guideline has been violated. The second and usually final warning shall be written. If the infraction is not corrected then, or if the violation is repeated, the resident's lease will be terminated for cause on 30 days notice.
  8. Damage or Injury to Resident or Resident's Property

    1. Management is not responsible for any damage or injury that is done to Resident, Resident's property or to Resident's guests or their property that was not caused by a willful or negligent act of Management or failure of Management tto act. Management recommends that Resident obtain proper insurance to protect himself against any injuries or damage he may suffer. Resident is not to be construed as a co-insured with management under any type of insurance. Any owner of a pet which is approved by management, must carry liability insurance which covers the pet as Centennial Manufactured Home Park will not be responsible for any damagae or injury caused by a resident's pet.
  9. Rules and Regulations/Community Guidelines and Attachments are Part of Rental Agreement; No Oral Agreements

    1. The rules and regulations/Community Guidelines are a part of this rental agreement. The Management can make reasonable changes in the rules at any time by giving 30 days written notice to the residents. No oral agreements have been entered into. The rental agreement with its attachments and any other written agreements made constitute the entire agreement between Management and Resident.
  10. Notices

    1. All Residents agree that notices and demands delivered by Management to the Resident's home constitutes proper notice to all Residents. Any notice to an individual may be delivered and shall be sufficient if delivered to that Resident's particular home.
  11. Reference of Terms

    1. Where appropriate, singular terms include the plural, and pronouns of one gender include both genders.
